As far as I understand there is no other way to make own theme except to take someone's theme and try to change it. If so, then what theme is the most well-documented and featured to start with?

I am unaware of a "well documented" theme. Many existing themes have some documentation buried within. The best approach is to find a theme that is close to what you want and then experiment.
